
First of all, we scored the best we had ever scored on our PHAS.
Our score was a 99 out of 100. According to REAC we were in the top 2% in the country. Not too bad for having 6 sites the majority of which were built in the 1950's!
Following this accomplishment, he told me the guys were pretty much caught up with maintenance. He knew that we had had scheduled for remodeling of the office in 2009 with Capital Funds but he informed me that if we could use operating funds they could do it themselves for so much less than the $50,000.00 we had budgeted in Capital Funds. I gave them the OK and they proceeded to do the work. We got much more that we would have had we contracted out for this work. It cost a total of $13,000.00.
Also, one of his main objectives when he came to work for us was to implement a time management program. He handles our unit turnaround and work order tracking. As of today we have a unit turnaround time of 4 days and we always have 1 day or less for work orders! He also has the guys weed eat and cut all the grass at our six sites and they do it in only 2 days.. Since installing central air-conditioning our guys change all AC filters in the 200 units and its done in one morning along with the pest control. He also established a preventative maintenance program that has been very effective.
These are the things that come to mind now but he has also accomplished much more! When he came to work for us it was at the same time the REAC grading system started. He really had a rough time with the residents and employees. As they all thought that he had brought REAC with him and caused all the new regulations!!! He has also served on the State Maintenance Committee for the past few years.
The biggest problem I had with him when he came to work for us was that coming from the oilfield he used quite colorful language and he had a temper! He is doing much better now. I often tease him by saying ”I don’t know if your change of disposition is due to the great maintenance crew or the lexapro but you are a different person!" He answers with “I told you, if we ever get caught up I would be a changed person!"
Whatever it is we are fortunate to have him at our Housing Authority!
